The Heights, a popular adaptive reuse project, has reached a significant construction milestone. A development consisting of 341 apartments and ground-level retail stores is underway in the East End, near downtown.
Triten Real Estate Partners, based in Houston, and Arch-Con, a Houston general contractor, have successfully completed the construction of The Mill Phase I, a seven-story apartment building located at 2315 Navigation at Canal.
The name of the property pays homage to its industrial history, being named after a lumber mill that existed on the site in the late 19th century. Triten has partnered with Michael Hsu Office of Architecture for the initial phase of The Mill, following their successful collaboration on M-K-T in the Heights. The M-K-T project, situated on North Shepherd Drive along the Heights Hike and Bike Trail, involved the transformation of multiple industrial buildings into restaurants, stores, and offices, complete with outdoor plazas.
“Topping out Phase 1 of The Mill is a significant milestone for our collective project team working to revitalize this key entry point to the East End area,” Scott Arnoldy, founder of Triten, said in a statement. “After witnessing the success of M-K-T in the Heights, we look forward to bringing that same type of energy and activity to this once proud and historic site.”
The development project encompasses a 6-acre site and comprises a 334,000-square-foot apartment building and a seven-story, 145,000-square-foot garage that will serve future phases of the development. The first phase of the development will feature retail spaces totaling 6,000 square feet, characterized by oversize windows and high ceilings. The development will incorporate a brick building and open-air plazas into its design.
The Mill’s third-floor deck will offer an outdoor pool, yoga lawn, exercise room, club lounge, break room with kitchen, and outdoor grilling areas. The complex will offer a variety of one-, two-, and three-bedroom units, including some two-story brownstones. The rental prices for the units have not yet been disclosed.
The project commenced construction 13 months ago and is anticipated to commence leasing in early 2024.
