Criado & Associates is in the process of relocating its business operations from Farmers Branch to the LBJ Freeway towers.
The high-rise office campus in North Dallas that was recently acquired by California investor Stanton Road Capital has secured a major tenant for its buildings. The two Element office towers, which span 670,000 square feet and feature silver glass exteriors, are now home to engineering firm Criado & Associates, which is relocating its corporate headquarters from Spring Valley Road in Farmers Branch. Criado & Associates will be occupying 16,000 square feet of space in the property.
In a statement, Criado’s president, Cristina Criado, explained that the firm was in search of the right location that could accommodate their office needs and provide a secure space for their fleet vehicles. The new lease agreement was negotiated by Tristan Stalker and John Beach of Newmark Group, with assistance from Russ Johnson and Kade Davis of Jones Lang LaSalle.
The 15-story and 17-story Element towers, constructed in the 1980s, have recently undergone renovations, which include improvements to the fitness center, café, lobbies, and elevators. Currently, the buildings have an occupancy rate of almost 70%. Stanton Road Capital’s founder and managing partner, Tim Ronan Jr., expressed satisfaction with Criado’s decision to lease space in Element Towers, stating that the investments made in the property have enhanced its value. Ronan added that Criado is the type of valuable tenant they aim to attract. Criado & Associates boasts an impressive client roster, which includes the Texas Department of Transportation, DFW International Airport, DART, and Dallas Water Utilities and Public Works.
